Maintenance Person

DEPARTMENT: Maintenance

REPORTS TO: Maintenance Manager

POSITION SUMMARY: The Maintenance Person is expected to perform semi-skilled maintenance and repair duties for the property, including but not limited to HVAC, Electrical, and plumbing skills, gardening, lawn care, trail clearing, Marina duties and renovation/ carpentry.

ACCOUNTABILITIES: The Maintenance Person is responsible for ensuring that the rooms and property are maintained in the best possible condition, with the least inconvenience to guests. All encounters with guests, employees and vendors must be in a friendly, service oriented manner.

DUTIES & FUNCTIONS

· Approach all encounters with guests and employees in a friendly, service-oriented manner

· Maintain regular attendance as required by scheduling, which will vary according to the needs of the hotel

· Maintain high standards of personal appearance and grooming, which include wearing the proper attire and nametag when working

· Comply at all times with standards and regulations to encourage safe and efficient hotel operations

· Must be able to work and manage the mechanical, guest room, public space, and PM programs

· Must be able to manage the lights and grounds program

· Make repairs to air conditioner(s) – change filters, clean coils, replace blower motors, etc.

· Perform preventive maintenance on HVAC systems, replace HVAC compressors

· Replace TV’s and cable boxes.

· Replace light switches, receptacles, and light bulbs

· Perform furniture repairs

· Perform plumbing repairs – open clogged drains, change FET washers, stems seats, cartridges, handles, drain fittings, etc

· Trace and repair drain and water lines

· Repair kitchen equipment

· Maintain repair records

· Clean Pool Pump Room

· Handle Dangerous Chemicals

· Manage inventory program

· Work totally unsupervised

· Maintain logs & emergency log

· Work with contractors

· Make informed decisions regarding the department and the physical plant

· Assist as Property Security as requested

· Keep immediate supervisors fully informed of all challenges or matters requiring his/her attention

· Maintain pool and spa – clean, vacuum, adjust chemical levels, change valves, and replace filters. Maintain records of chemical balances

· Have the ability to Multi-Task

· Participate in department and hotel meetings as requested

· Perform Other Duties as Required

· Must have a valid driver’s license

MUST BE ABLE TO WORK UNDER THE FOLLOWING CONDITIONS:

· Variable temperature conditions and noise levels indoors and outdoors

· Around chemicals, fumes and or odour hazards including dust

· Must be able to move quickly and agilely if a situation requiring quick assistance arises

· Heavy work – Exerting up to 100 pounds of force occasionally, and/or 50 pounds of force frequently and/or up to 20 pounds of force constantly to lift, carry, push, pull, or otherwise move objects

· Ability to stand for long periods of time, walk long distances, bend, stretch, twist or reach with your body and arms, climb and descend stairs

All employees are to be constantly on the alert for any unsafe or unsecured areas which may threaten the wellbeing of guests or fellow employees or the maintenance and security of the hotel property and react accordingly. All concerns must be reported to your immediate supervisor.

This hotel functions 7 days a week, 24 hours a day. All employees must realize that we schedule as business dictates.
